MR BUBBLE WASH TERMS OF SERVICE

MR BUBBLE WASH TERMS OF SERVICE


Effective Date: June 2025


By scheduling, approving an estimate, making payment, allowing service to begin, or otherwise engaging MR Bubble Wash ("Company"), the property owner, occupant, agent, or representative ("Customer") agrees to the following Terms of Service.

1. GENERAL AGREEMENT

MR Bubble Wash provides exterior cleaning services including but not limited to roof cleaning, house washing, driveway cleaning, patio cleaning, paver cleaning, window cleaning, screen enclosure cleaning, gutter cleaning, rust stain treatment, solar panel cleaning, commercial cleaning, and related exterior maintenance services.


The Customer acknowledges that exterior cleaning involves the use of water, detergents, cleaning agents, soft washing solutions, and industry-standard cleaning methods that may reveal or expose pre-existing conditions, defects, deterioration, damage, or maintenance issues that existed prior to service.

2. Customer Authorization

The Customer confirms they are the property owner, tenant, manager, authorized representative, or person legally permitted to approve service.


The Customer authorizes MR Bubble Wash to enter the property and perform the agreed service areas.

3. Scope of Work

Only the services listed in the approved estimate, invoice, text message, email, or written agreement are included.


Additional areas, add-ons, stain treatments, restoration, repairs, or return visits may require additional charges.


Verbal requests made on site may be added to the invoice.

4. Estimates and Pricing

Estimates are based on visible property conditions, photos, customer descriptions, satellite views, or on-site review.


Pricing may change if:

  • The property is larger than described
  • Access is limited
  • Heavy buildup is present
  • Additional areas are requested
  • Water is unavailable
  • Specialty stain treatment is required
  • The property condition creates additional labor or risk

5. Customer Preparation Before Service

Before service, Customer should:

  • Close all windows and doors
  • Remove fragile items from service areas
  • Move vehicles away from work areas
  • Unlock gates
  • Secure pets indoors
  • Notify MR Bubble Wash of cameras, alarms, electrical issues, leaks, or sensitive areas
  • Move cushions, decorations, small furniture, and personal items when possible

MR Bubble Wash is not responsible for damage to items left in the work area

6. Water Supply

Customer must provide access to a working exterior water spigot.

If water is unavailable, disconnected, too weak, restricted, or unusable, Customer must notify MR Bubble Wash before service.


If Company-provided water is required, a water fee may be applied.

Additional time, setup, labor, or travel charges may also apply.

7. Access, Gates, Pets, and Safety

Customer is responsible for ensuring safe and reasonable access to all service areas.

MR Bubble Wash may refuse, pause, or reschedule work if:

  • Gates are locked
  • Pets are loose
  • Unsafe conditions exist
  • Electrical hazards are present
  • Roof access is unsafe
  • Severe weather occurs
  • Property conditions create unreasonable risk

8. Landscape Protection

MR Bubble Wash uses industry-standard landscape protection procedures when cleaning near plants, grass, trees, shrubs, flowers, and landscaping.


These procedures may include:

  • Pre-rinsing plants
  • Rinsing during service
  • Post-rinsing plants
  • Controlled chemical application
  • Downspout management
  • Plant monitoring
  • Neutralizing agents where appropriate


Customer Watering Responsibility

Customer is responsible for watering all plants, grass, shrubs, flowers, trees, and landscaping near the service area for at least 60 minutes before service.


Customer is also responsible for continued watering for 14 to 20 days after service to reduce the risk of plant stress.


This is especially important in Florida due to heat, sun exposure, drought conditions, sandy soil, irrigation patterns, and sensitive tropical landscaping.


Sensitive Plants

Customer must notify MR Bubble Wash before service of any:

  • Newly planted landscaping
  • Rare or expensive plants
  • Sick or stressed plants
  • Potted plants
  • Edible gardens
  • Orchids
  • Palms
  • Tropical plants
  • Plants previously damaged by chemicals
  • Areas with poor irrigation

Tarps

Protective tarps may be requested before the service date.

A tarp fee may be applied depending on:

  • Amount of landscaping
  • Setup time
  • Labor required
  • Property layout
  • Number of service areas


Tarps must be requested before MR Bubble Wash arrives on site. Same-day tarp requests may not be available.

Tarps reduce exposure but do not guarantee that plants will not experience stress.

9. Roof Cleaning

MR Bubble Wash performs roof cleaning using soft wash methods unless otherwise stated in writing.

Roof cleaning may involve walking on roof surfaces when needed. MR Bubble Wash trains technicians to walk carefully and properly; however, some roofs may be cleaned from ladders depending on pitch, layout, material, and access.


Customer understands that roofs may have pre-existing issues, including:

  • Cracked tiles
  • Loose tiles
  • Broken tiles
  • Loose ridge caps
  • Failing mortar
  • Worn sealants
  • Existing leaks
  • Old repairs
  • Brittle shingles
  • Failing roof coatings
  • Prior storm damage
  • Hidden underlayment issues


MR Bubble Wash is not responsible for pre-existing roof damage or conditions revealed during cleaning.

10. Gutters and Downspouts

Gutter cleaning may include removal of debris from accessible gutter areas and/or cleaning exterior gutter faces if included in the estimate.


MR Bubble Wash is not responsible for:

  • Loose gutters
  • Failing gutter brackets
  • Improperly pitched gutters
  • Cracked downspouts
  • Buried drainage clogs
  • Existing leaks
  • Water overflow caused by defective gutter systems
  • Debris inside underground drains

11. Windows, Glass, Screens, and Tracks

Window cleaning removes normal dirt, pollen, dust, bugs, algae, mildew, and surface buildup.

Window cleaning does not repair or remove:

  • Scratches
  • Hard water etching
  • Failed window seals
  • Fogging between panes
  • Builder defects
  • Tempered glass defects
  • Oxidation staining
  • Silicone residue
  • Paint overspray
  • Deep mineral damage

Screens may become brittle over time due to sun exposure and age. MR Bubble Wash is not responsible for tears, loosened spline, brittle mesh, oxidation transfer, or pre-existing screen deterioration.

12. Screen Enclosures, Lanais, and Pool Areas

Screen enclosures are commonly exposed to UV damage, oxidation, failing paint, loose fasteners, brittle screens, algae, and weathering.

Cleaning may reveal:

  • Failing enclosure paint
  • Oxidized aluminum
  • Loose screws
  • Torn screens
  • Brittle mesh
  • Paint transfer
  • Frame deterioration
  • Mildew staining
  • Calcium buildup

MR Bubble Wash is not responsible for pre-existing deterioration or failure of screen enclosures, frames, fasteners, paint, or mesh.

13. Pavers, Concrete, Travertine, Stone, and Pool Decks

Cleaning hard surfaces may reveal hidden or pre-existing conditions including:

  • Cracks
  • Uneven pavers
  • Loose sand
  • Missing joint sand
  • Failed sealer
  • Rust marks
  • Irrigation stains
  • Oil stains
  • Tire marks
  • Efflorescence
  • Organic staining
  • Fading
  • Surface wear

Cleaning does not guarantee restoration to original color or condition.

Sealing, sanding, repair, stain removal, or restoration must be quoted separately.

14. Paint, Coatings, Sealers, Roof Paint, and Surface Finishes

Customer Disclosure Requirement

It is extremely important that Customer tells MR Bubble Wash before service if any part of the property has recently been painted, touched up, coated, sealed, refinished, restored, stained, or treated.


This includes even minor touch-ups.

Customer must disclose if any of the following have been painted, coated, sealed, or touched up:

  • Roofs
  • Roof tiles
  • Shingles
  • Metal roofs
  • Stucco
  • House exterior
  • Garage doors
  • Front doors
  • Fascia
  • Soffits
  • Gutters
  • Fences
  • Gates
  • Screen enclosures
  • Pool cages
  • Pavers
  • Driveways
  • Patios
  • Pool decks
  • Railings
  • Trim
  • Outdoor kitchens
  • Exterior furniture
  • Decorative surfaces

Customer must also disclose if the roof has any roof paint, elastomeric coating, waterproofing coating, silicone coating, acrylic coating, or any other coating system.


Florida Weather and Paint Failure

Florida weather can cause paint and coatings to fail prematurely.

Common causes include:

  • Extreme UV exposure
  • Heat
  • Humidity
  • Salt air
  • Rain
  • Irrigation overspray
  • Mold and algae growth
  • Poor surface preparation
  • Low-quality paint
  • Thin paint application
  • Old paint
  • Improper primer
  • Moisture trapped under paint
  • Previous pressure washing damage
  • Prior chemical exposure
  • Normal age and wear

Paint that looks acceptable before cleaning may already be failing underneath dirt, algae, oxidation, chalking, or mildew.

Cleaning can expose this failure.


No Liability for Paint or Coating Failure

MR Bubble Wash does not install, manufacture, inspect, certify, maintain, warrant, or guarantee any paint, coating, stain, sealer, roof coating, waterproofing, or surface finish.

MR Bubble Wash is not responsible for:

  • Peeling paint
  • Flaking paint
  • Chalking paint
  • Oxidized paint
  • Bubbling paint
  • Faded paint
  • Loose paint
  • Paint transfer
  • Paint discoloration
  • Paint lifting
  • Coating separation
  • Failed paver sealer
  • Failed roof coatings
  • Failed waterproofing
  • Improperly bonded paint
  • Touch-up paint failure
  • Prior painter defects
  • Premature paint failure
  • Paint coming off during or after cleaning


This applies to all painted, coated, sealed, stained, or finished surfaces on or around the property.

If paint, coating, or sealer is failing, going bad, chalking, oxidized, improperly applied, old, brittle, weathered, or poorly bonded, MR Bubble Wash has zero liability for that failure being revealed, worsened, or made visible during cleaning.

16. Stains, Discoloration, and Permanent Marks

Standard cleaning is intended to remove normal organic buildup such as:

  • Mold
  • Mildew
  • Algae
  • Dirt
  • Bugs
  • Spider webs
  • Pollen
  • Surface grime

Some stains are beyond standard cleaning and may require specialty treatment, restoration, resurfacing, repainting, sealing, or replacement.

These may include:

  • Rust stains
  • Irrigation stains
  • Battery acid stains
  • Oil stains
  • Tire marks
  • Paint stains
  • Fertilizer stains

17. Rust and Specialty Stain Treatment

Rust and irrigation stain removal are specialty services and are not included unless specifically listed.

Rust treatments may improve the appearance of stains but may not fully remove all discoloration.

Some rust or mineral staining may permanently alter the surface.

Multiple treatments may be required.


MR Bubble Wash is not responsible for surface damage caused by pre-existing rust, minerals, irrigation systems, fertilizers, metals, batteries, or prior chemical use.

18. Electrical Items and Outdoor Fixtures

Customer must notify MR Bubble Wash of any sensitive electrical items, including:

  • Cameras
  • Doorbells
  • Outlets
  • Pool equipment
  • Landscape lighting
  • Exterior speakers
  • Fans
  • Outdoor TVs
  • Security systems
  • Smart locks
  • Old wiring
  • Exposed wires

Customer should ensure outdoor electrical items are properly sealed and rated for exterior exposure.

MR Bubble Wash is not responsible for damage caused by defective, unsealed, improperly installed, or weather-compromised electrical items.

19. Water Intrusion

Customer must ensure all doors, windows, vents, and openings are closed and sealed before service.

MR Bubble Wash is not responsible for water intrusion caused by:

  • Open windows
  • Failed seals
  • Old caulking
  • Poor construction
  • Cracks
  • Gaps
  • Unsealed doors
  • Damaged weather stripping
  • Defective windows
  • Existing leaks

20. Outdoor Items and Personal Property

Customer should remove or secure:

  • Cushions
  • Rugs
  • Decorations
  • Potted plants
  • Toys
  • Tools
  • Grills
  • Furniture
  • Fragile items
  • Vehicles
  • Doormats
  • Holiday decorations

MR Bubble Wash is not responsible for damage to items left in the service area.

21. Chemicals and Cleaning Solutions

MR Bubble Wash uses professional cleaning solutions appropriate for exterior cleaning.

Customer understands that cleaning solutions may include detergents, surfactants, sodium hypochlorite-based solutions, neutralizers, rust removers, degreasers, and other professional products.

Solutions are applied according to the service being performed, surface type, and visible conditions.

22. Weather Delays and Rescheduling

MR Bubble Wash may delay, pause, or reschedule work due to:

  • Rain
  • Lightning
  • High winds
  • Unsafe roof conditions
  • Equipment issues
  • Employee safety concerns
  • Property access issues
  • Unexpected conditions

Weather rescheduling does not cancel the agreement or waive payment for completed work.

23. Cancellations and Arrival Windows

Customers should provide reasonable notice for cancellations or rescheduling.

Same-day cancellations, locked gates, lack of access, unavailable water, or customer no-shows may result in a trip fee or cancellation fee.


Arrival times are estimates and may be affected by weather, traffic, previous jobs, and job conditions.

24. Payment Terms

Payment is due upon completion of service unless otherwise agreed in writing.

Residential customers may pay by:

  • Credit card
  • Debit card
  • Check
  • Zelle
  • Money order
  • Cash bills

Residential customers may not mail payments.


Late Fees

If payment is not received within 48 hours after completion, a late fee of up to 10% may be added.

Late fees may continue on unpaid balances.

Late fee notifications will be sent before late fees are applied when possible.

Customer agrees to pay collection costs, processing fees, legal fees, court costs, and other recovery expenses where allowed by law.

25. Photos and Documentation

MR Bubble Wash may take before, during, and after photos or videos for:

  • Documentation
  • Quality control
  • Proof of service
  • Insurance
  • Training
  • Marketing

Customer may opt out of marketing use in writing before service.

26. Satisfaction, Touch-Ups, and Return Visits

MR Bubble Wash stands behind its work.

If Customer has a concern, it must be reported within 24 hours of service completion.


MR Bubble Wash must be given the opportunity to inspect and correct any reasonable service concern before any refund, discount, repair, or third-party work is requested.


Return visits do not include new areas, permanent stains, restoration, or issues caused by pre-existing conditions.

27. Claims Process

Any claim must be submitted in writing within 24 hours of completion.

Customer must provide:

  • Photos
  • Description of concern
  • Date of service
  • Area affected
  • Opportunity for MR Bubble Wash to inspect
  • Opportunity for Mr Bubble Wash to repair


Customer agrees not to perform repairs, replacement, repainting, restoration, or third-party work before MR Bubble Wash has had a reasonable opportunity to inspect.

Failure to allow inspection may void the claim.

28. Limitation of Liability

To the fullest extent permitted by Florida law, MR Bubble Wash's total liability is limited to the amount paid for the specific service giving rise to the claim.


MR Bubble Wash is not liable for:

  • Pre-existing damage
  • Hidden defects
  • Paint failure
  • Coating failure
  • Plant issues caused by lack of watering
  • Permanent stains
  • Oxidation
  • Chalking
  • Failed sealers
  • Existing leaks
  • Water intrusion from defective seals
  • Electrical items not properly sealed
  • Indirect damages
  • Consequential damages
  • Loss of use
  • Property value claims
  • Third-party repair costs not approved in writing

29. No Guarantee of Like-New Results

Exterior cleaning improves appearance and removes buildup, but it does not guarantee that old, stained, oxidized, damaged, painted, coated, or weathered surfaces will look new.


Some areas may clean unevenly due to age, wear, sun exposure, shade, drainage, previous repairs, or surface condition.

30. Agreement to Terms

By approving service, Customer confirms they have read, understood, and accepted these Terms of Service.

These Terms apply to all services performed by MR Bubble Wash unless a separate written agreement is signed.


MR Bubble Wash may update these Terms at any time.
